Market Update - June 2010
Comparing all residential sales from January through May in 2010 to the same period in 2009; total sales volume increased in Cambridge & Somerville but far different results for average and median sale prices.
Cambridge 2010 Residential Sales Year-To-Date:
- Total Volume increased 38% over 2009
- Average Sale Price increased 9% over 2009
- Median Sale Price increased 5% over 2009

How's The Market?
In 2009 Single Family homes in Cambridge yielded an increase in median sale price by 1% and Multi-Family homes decreased by 8%.
The median sale price of Cambridge Condo's in 2009 held steady at $415,000; depsite the total number of Condo's sold down by 11% - sign of a strong market that can maintain median sale price even while selling less units and reduced total volume. But the real story is that Cambridge Condo's sold 26 days faster in 2009 than in the previous year!

Ready To Sell? Home Buyer Tax Credit Helps Current Homeowners Too!
To stimulate the U.S. economy in 2009 Congress passed new legislation extending the deadline for first-time home buyer tax credit and expanding the tax credit program to include current home owners purchasing a new or existing home as a primary residence.
